How to Tell if a Bangalore Apartment Is Overpriced: A Six-Step Method

A brochure rate rarely tells a buyer whether a flat is a good deal. Two Bangalore projects can quote identical figures per sq ft and deliver quite different value. The six steps below show how to put prices on equal terms, spot the add-ons and decide whether a premium is earned.

The Problem with a Single Rate

Developers usually quote against super built-up area, a figure that folds in part of the lobbies, passages, elevators and clubhouse. So the same rate can buy more or less livable floor. The number also says nothing about who is building, where, how far along the work is or what is billed separately.

The first job, then, is to bring all quotes to one footing. After that, differences in quality, address and timing show up properly.

Step 1: Divide by Carpet Area

RERA defines carpet area as the usable floor inside a home, net of walls. External walls, service shafts, private balconies and open terraces are left out. Since every registered project must declare it, no other area is defined as consistently from one builder to the next.

Try a worked case. A 1,200 sq ft super built-up flat priced at Rs. 96 Lakhs works out to Rs. 8,000 per sq ft. If the carpet area is 840 sq ft, the real cost of usable floor is about Rs. 11,430 per sq ft.

Carpet area as a fraction of saleable area is known as efficiency. The higher it is, the less of your money pays for shared space, so work it out for every project you shortlist.

Step 2: Build the Complete Cost

What matters is the total outlay, taken from a written cost sheet. Several items are often listed outside the base price:

  • GST, usually 5% while the building is incomplete
  • Stamp duty (5% plus surcharges for homes above Rs. 45 Lakhs) and 2% registration
  • Utility connections for power, water and sewage
  • Maintenance deposit and advance maintenance
  • Clubhouse membership plus infrastructure or development fees
  • Parking, charged for each bay
  • Floor-rise and premium-location charges for corner, facing or park-view flats

A project with a low base rate and many extras may cost more than one quoting a higher but all-inclusive figure. Divide the total by carpet area and you have a number that can be compared fairly.

Step 3: Decide What a Premium Should Buy

Once the numbers line up, ask what supports any higher rate. These features can legitimately carry one:

  • A builder with a record of on-time delivery and consistent quality
  • A location near work, with a working metro station, schools and hospitals
  • A completed flat, which spares you construction risk and rent during the wait
  • Low density: a small number of homes on each acre, leaving more open ground
  • A clubhouse and park that are generous for the number of homes
  • Build quality in the structure, floors, windows, fittings, lifts and generator backup
  • Floor-to-ceiling height, balcony size, daylight and the number of homes per lift

Several of these together justify a higher rate. A brand name on a hoarding, with nothing else behind it, does not.

Step 4: Pick Comparable Projects Carefully

Judging an outer-locality launch against a ready project beside an IT park proves nothing. The best sets share most of the following:

  • The same locality, or one close by on the same road
  • A matching stage, whether new launches or ready homes
  • Handover dates close together, within about two years
  • Builders with similar delivery history
  • Equivalent unit sizes and amenities

Three to five projects are enough. Our Bangalore property hub lists localities, which shows at a glance who is on the same corridor at the same stage.

Step 5: Look at What Completed Homes Fetch

Recent sales of finished homes in the area show what buyers pay once a building stands. Resale asking rates in older nearby buildings set a rough ceiling, and a launch priced far over a well-maintained ready one must explain the gap.

Karnataka's guidance value can be looked up through the Kaveri online services of the state's stamps and registration department. It is the minimum value for stamp duty, not a market price. A wide gap between it and the asking price is common across Bangalore and does not signal trouble by itself.

Step 6: Put Questions to the Seller

If a project seems expensive against its peers, the explanation often hides in details the brochure skips. Ask in writing:

  • How much carpet area does my exact unit have, and what is its efficiency?
  • Which items does the quoted price cover, and which are billed extra?
  • How many homes share a floor and a lift?
  • When does RERA say the project completes, and what is the delay penalty?
  • Has the price moved since launch, and does a payment plan lower the cost?

Clear answers keep the comparison honest, and evasive ones are informative too. Keep the replies with the cost sheet.

From Numbers to a Decision

The cheapest option is not automatically the fair one. A buyer who prizes a quick move-in, a trusted builder or a short commute may reasonably pay more. The point is to know exactly what the added rupees bring, and to be sure no similar flat costs less nearby.

With the total in hand, the EMI calculator converts each option into a monthly instalment. Share your final shortlist with us and we will set out carpet areas and cost sheets together.

Frequently Asked Questions

Which area should the price be divided by?+
Carpet area. RERA defines it as the net usable floor area and requires registered projects to state it, so it compares cleanly across builders. Super built-up area bundles in varying common space.
Which costs come on top of the quoted rate?+
Floor rise, preferred-location charges, parking, clubhouse and infrastructure fees, deposits for upkeep and utility connections. GST applies to homes under construction, and Karnataka adds 5% stamp duty with surcharges plus 2% registration.
How many projects make a good comparison set?+
Three to five. Pick them from the same or an adjoining locality, at a similar stage and possession date, with comparable builders and home sizes.
Does guidance value show what a flat is worth?+
No. It is only the government's floor for stamp duty in Karnataka. Bangalore market prices commonly run well above it, so treat it as a reference.
When does a higher rate make sense?+
When it pays for something concrete: a reliable developer, a better address, earlier possession, lower density, bigger amenities or superior specifications, and not just a famous name.
