A gated community of low towers is taking shape in Hulimangala, a village belt south of Electronic City. Bren Park City is built by Bren Corporation and totals 616 flats across six towers, each seven floors tall. What follows covers the neighbourhood, the four floor plans, the money involved, the registration record and some checks worth doing ahead of the first payment.

Neighbourhood and Commute

The site falls in Anekal Taluk, pincode 560105, on the stretch running from the Jigani industrial area across to Hosur Road. Both phases of Electronic City are a brief drive away, which helps anyone employed in the tech parks. North-bound traffic uses the Hosur Road flyover towards Silk Board.

Metro trains on the Yellow Line began service in August 2025 and link RV Road with Bommasandra. Electronic City is one of the stops along the way. A resident would drive to Hosur Road first and then take the train into central parts of the city. Our Hulimangala locality page adds area detail.

The Buyer It Is Built For

With just seven floors per tower, fewer households share a lift and the gardens are a short walk down. Layouts like this are possible because Hulimangala still has open land, unlike the crowded parts of Hosur Road.

Single professionals and couples will find the 1 BHK plans a fit. Families who want space look at the larger 3 BHK flats. People who need to move in before mid-2029 should consider other projects, as handover is set for June of that year.

What Each Plan Costs

A 2 BHK is not part of the mix. There are instead two sizes of 1 BHK and two of 3 BHK, with starting prices running from Rs. 74.36 Lakhs to Rs. 1.66 Crore.

  • 704 sq ft 1 BHK: from Rs. 74.36 Lakhs, which works out near Rs. 10,560 a sq ft
  • 928 sq ft 1 BHK: from Rs. 95.76 Lakhs, near Rs. 10,320 a sq ft
  • 1,645 sq ft 3 BHK: from Rs. 1.64 Crore, near Rs. 9,970 a sq ft
  • 1,666 sq ft 3 BHK: from Rs. 1.66 Crore, also near Rs. 9,970 a sq ft

Those are opening numbers. A higher floor or a better facing raises the final quote.

Costs beyond the base price

Several charges are added when you budget. They include the following.

  • Goods and services tax at 5% on a flat still being built, if the home costs more than the affordable-housing ceiling
  • Karnataka stamp duty at 5% with surcharges, plus a 2% fee for registration
  • Extra amounts for floor and facing, and a car parking slot
  • Club membership, a maintenance deposit and sometimes a corpus fund

Instalments follow the construction stages named in the sale agreement. Our team will share the cost sheet for any unit that interests you.

Amenities Planned

The clubhouse has a gym, a swimming pool and a room for indoor games, with landscaped gardens between the towers. Elsewhere in the project are a jogging track, yoga space, courts for sports, a play zone for children and a park for pets. Residents also get a business centre, a small theatre, a salon with spa, a party area and shops.

RERA and Delivery

Karnataka RERA gave its registration on 11 July 2025, numbered PRM/KA/RERA/1251/308/PR/110725/007908. Listed on the entry are 616 units and six towers, with 30 June 2029 as the end date. Quarterly progress filings appear on the same portal page.

Building work is under way and approvals for the structures are held. Over a build this long, the date of handover in the sale agreement and the compensation for any delay are the clauses that protect a buyer.

Who Is Building It

The builder, Bren Corporation, is based in Bangalore and has finished apartment communities in several parts of the city. Champion Square and the Northern Lights project off Jakkur are among them, and both can be visited. The full list is on the Bren Corporation developer page.

A Short Pre-Booking Routine

An early mistake costs the most in a project that takes years, so complete these steps first.

  1. Find the RERA record and make sure the tower of your choice is within it.
  2. Ask for the carpet area as defined under RERA for your unit, in addition to the larger built-up area.
  3. Collect a cost sheet that lists parking, deposits, premiums and all taxes and fees.
  4. Go through the draft sale agreement for the payment stages and the late-delivery clause.
  5. Pass the land papers to a lawyer, along with an encumbrance certificate.
  6. Time the road trip between the site and your office in the evening rush.

Visit before each stage payment to see that the site matches the demand. At handover, expect the tower's occupancy certificate ahead of the sale deed and khata transfer.
