Birla Evara in Kodathi: What Buyers Should Know About This Sarjapur Road Township (October 2026)

A joint venture between an Indian group and a Japanese one is building a township of nearly 1,600 apartments south of Sarjapur Road. Birla Evara is in Kodathi village and is developed by Birla Estates, backed by Mitsubishi Estate as co-investor. The notes below explain who owns it, what the layouts cost, how the township is planned and which checks suit a purchase that runs to 2031.
Ownership and the Japanese Partner
The tie-up with Mitsubishi Estate was made public by Aditya Birla Real Estate in January 2025, when Rs. 560 Crore was committed. The money went into Vardhita Properties Private Limited, the promoter that owns the project. In economic terms Birla Estates owns 51%, while an affiliate of the Japanese firm owns 49%.
The venture was described as close to 4 million sq ft of housing in the south-east of the city, which tallies with the built-up area on the RERA record. For Mitsubishi Estate it was a first venture in Indian residential property. Sales, construction and handover stay with Birla Estates, while the partner adds capital.
Buyers may also meet the earlier marketing name, Birla Sarjapur. At this point, work on site is limited to earthwork and foundations.
The Township Plan
There are 1,594 apartments in 13 buildings, set on about 25 acres. Three quarters of the area is left open, thanks to the spacing of the buildings. Twelve are towers over two basements, and the thirteenth is a block of four floors.
The towers differ in height: the first four reach 24 floors, the next four 25 floors and the last four 27. Parking comes to 1,778 covered bays and 185 open ones.
Two clubhouses hold most of the leisure facilities. Residents get a pool with a jacuzzi, a gym, a yoga space and a spa. Courts exist for badminton, squash, tennis and basketball. There is also a mini theatre with a cafe, a children's play area and a pet park.
Also in the approved plan are power backup, piped gas, rainwater harvesting and a sewage treatment plant. Water supply is recorded as sourced from Kodathi's gram panchayat. Buyers may reasonably ask how supply will cope with so many homes.
Apartment Types and Money
Six layouts are offered. The smallest is a one-bedroom of 474 square feet at between Rs. 65 Lakhs and Rs. 70 Lakhs, followed by a two-bedroom of 857 square feet at Rs. 129 Lakhs to Rs. 138 Lakhs.
Three-bedroom buyers choose among three plans:
- Compact, 1,127 square feet, from Rs. 199 Lakhs to Rs. 214 Lakhs
- Regular, 1,275 square feet, from Rs. 206 Lakhs to Rs. 224 Lakhs
- With a staff room, 1,427 square feet, from Rs. 228 Lakhs to Rs. 245 Lakhs
The largest is a four-bedroom home with a staff room, 1,733 square feet, priced between Rs. 297 Lakhs and Rs. 315 Lakhs. For three- and four-bedroom units the rate is roughly Rs. 16,000 up to Rs. 17,700 for every square foot.
Roughly 1,000 apartments have three bedrooms and a little over 300 have four. One- and two-bedroom homes together number only about 290. As of the quarterly update for July 2026, 1,049 homes had been booked.
Payment follows a 20-20-60 plan for three-bedroom homes, while 10-10-80 applies to four-bedroom ones, which pushes the heaviest instalment towards possession. A current cost sheet, available from us, adds floor rise, parking charges, deposits, GST and registration to these base figures.
Who It Suits, and the Wait
This is a project for people who like large gated townships and are comfortable with a long horizon. Employees of the Wipro campus, the Outer Ring Road offices and Electronic City make up the natural market. A land parcel this size allows wide lawns, a pair of clubhouses and sports facilities that a lone tower on a compact plot would lack.
The time frame deserves thought. Rent and instalments may run together for years, and a steady income helps a great deal. Anyone who must shift in two or three years is better placed with a ready or nearly ready project.
Reaching It
The land is in the Kodathi stretch of Sarjapur Road, next to the limits of the villages Chikkanayakanahalli and Gattahalli. An access road 15.8 metres wide runs along the north side, linking Sarjapur Road on one side with the way to Hosa Road on the other. The neighbourhood mixes villa communities, schools and fields that are becoming housing.
A school, Primus Public, is 1 km away. Carmelaram railway station is 5 km off, and so are RGA Tech Park and the proposed metro station there, while Wipro SEZ and Electronic City are 6 km from the gate. Cloudnine Hospital is 7 km away.
The Carmelaram station will belong to the Sarjapur to Hebbal metro line, which has approval yet is a few years from running. Until then, residents use the Sarjapur and Outer Ring roads, and both are slow in peak hours. A trial run to the office at the usual hour tells more than any brochure.
Registration and Due Diligence
Birla Evara has been registered with Karnataka RERA since 6 February 2025 under PRM/KA/RERA/1251/446/PR/060225/007487. The address falls within Varthur hobli, in Bengaluru East taluk, with pincode 560035, and the completion date on record is 25 December 2031. The listing carries no complaints and declares no litigation on the land.
Because the delivery date is so far away, these steps are worth taking:
- Follow the quarterly progress reports on the RERA website
- Check the flat's block, level and carpet area in the sale agreement against the registered plan
- Pay by transfer only to the project's RERA account as named in the agreement
- Get a written possession date for the specific tower, as they are finished one by one
- Find out how a 20-20-60 or 10-10-80 schedule works with a bank loan, since lenders pay out as construction advances
- Drive to the site at rush hour
The EMI calculator turns each price into a monthly figure. For a shorter wait, Birla Estates has more projects around the city that hand over sooner.
