Birla Alokya, Whitefield: A Ready-to-Move Villament Project Explained (October 2026)

Near Soukya Road in East Bangalore, Birla Alokya offers 218 finished villaments from Birla Estates. The homes are spread across 7.9 acres, in blocks that rise only three floors. Every unit has three or four bedrooms and its own deck, garden or terrace. The sections below cover who it suits, the plans and prices, the setting, the facilities and the checks for a ready home.
Who Birla Alokya Is Meant For
The project is for families who want generous space and a private outdoor area, and who are ready to buy at once. A budget of about Rs. 220 Lakhs opens the door, and the Whitefield tech parks stay close. People who like to live high up with an open view, or who need a smaller 1 or 2 BHK, will find better matches elsewhere.
Since construction is complete, a buyer can tour the actual unit, the shared areas and the clubhouse first. The purchase then turns on condition and price, with no guesswork about progress on site.
Villaments Defined
Think of a villament as a low-rise flat that borrows from the independent house. Every home gets outdoor space of its own: a garden at ground level or a big terrace higher up, in buildings of only a few floors. Owners share security, maintenance and amenities, just as in any gated apartment community.
The modest height is what sets this project apart. Most new housing in Whitefield comes as tall towers, so three-floor blocks give a different style of living nearby.
Prices and Plans
Four plans are offered, each named for its private outdoor space. The entry point is the balcony-deck 3 BHK, with 1,437 sq ft, which costs Rs. 221 Lakhs and rises to Rs. 224 Lakhs for some units.
Next is the garden-level 3 BHK, at 2,033 sq ft and Rs. 272 Lakhs upward. The terrace version is the third plan: 2,639 sq ft, priced between Rs. 274 Lakhs and Rs. 287 Lakhs. The largest plan is a four-bedroom home with 3,650 sq ft and a private outdoor area, at upward of Rs. 350 Lakhs, the same as Rs. 3.5 Crore.
Per sq ft the price falls as homes grow, from near Rs. 15,400 in the entry plan to nearly Rs. 9,600 in the four-bedroom home. A garden or terrace plan therefore adds a lot of space for a modest step up in price.
Reading the cost sheet
Once a home has its occupancy certificate, its sale attracts no GST, which cuts the total outlay against an under-construction flat. Stamp duty here is 5% with its cess and surcharge on top, and registration costs 2%. Some advertised homes could be owner resales and not builder stock, so the seller and the sheet both need confirming.
Getting Around
Soukya Road heads eastwards out of Whitefield towards Hoskote, passing bigger plots and a scatter of low-rise homes. Land records name Koraluru and Thirumalashettyhalli, two villages of Hoskote taluk, with pincode 560067. It is calmer than central Whitefield, with shops and services mostly along Whitefield's main roads.
The main job centres of Whitefield are a short drive away. Typical destinations include:
- ITPL, along with the tech parks at the heart of Whitefield
- The Purple Line metro terminal at Whitefield (Kadugodi)
- Hoskote, and NH 75 (Old Madras Road) for Kolar
- Varthur and the way on to Sarjapur Road
Roads near here are tighter than central Whitefield's. Driving to the workplace at peak hours will show the real commute.
Facilities
The clubhouse is the centre of the amenity plan, and it contains a fitness centre and a swimming pool. The rest of the list is below:
- Landscaped gardens with activity zones
- Spa and sauna
- A games room and a party area
- Jogging track plus outdoor sports courts
- A play area for children
- Shops inside the project
Registration and Status
The project is complete and ready to move in. Its RERA registration is on the Karnataka RERA website, so buyers can match the details with what the seller says.
About Birla Estates
Birla Estates is the property arm of Aditya Birla Group, with homes in Pune, Mumbai, the National Capital Region and Bangalore. Its work in this city ranges from Whitefield's Birla Alokya to tall towers at Rajarajeshwari Nagar and along Sarjapur Road. It was among the group's early projects in Bangalore.
What to Verify Before Paying
A finished home permits checks that a new launch cannot offer. Follow these steps:
- Look up the RERA entry and request the occupancy certificate
- For a resale, study the deed together with the e-Khata, the tax receipts and the encumbrance record
- Examine the unit for damp, the finishes and any changes by a previous owner
- Observe how well the clubhouse, gardens and shared areas are kept, and ask the monthly charge
- Speak to the residents' association on water, security and maintenance
- Compare the asking price with what comparable plans sold for lately
Is a Ready Villament Right?
This project fits buyers who prefer private outdoor space and low buildings to height or a central location. Homes can be inspected before purchase, and no GST applies. A current list of available homes and prices can be requested from us.
