Prestige's Airport City Convention Centre: A Home Buyer's Reading of the 2031 Plan

Around Devanahalli, plots and villas have been marketed for years on the strength of the airport alone. In June 2026 the story gained something concrete. Prestige Group and Bengaluru Airport City Limited unveiled a scheme that pairs a convention centre with offices and two luxury hotels, all inside the airport campus. Below are the facts, the dates and a buyer's list of checks.
The Facts of the Announcement
July 2025 brought a first look, with the partners mentioning an exhibition and convention hall seating about 8,000. The complete proposal followed on 11 June 2026. It covers 14.2 acres within Airport City, and Prestige Group will put in roughly Rs. 1,800 crore.
Besides the exhibition hall, the site will hold two luxury hotels, planned as a St. Regis and a Marriott Marquis. The remaining space goes to Grade A offices, a theatre for the performing arts and a cluster of restaurants and shops.
Kohn Pedersen Fox designed the scheme. The partners plan to begin building in early 2027, aiming to finish in 2031.
Where Airport City Stands
Within the grounds of Kempegowda International Airport, Airport City is a commercial district spread over 463 acres. Bengaluru Airport City Limited, owned by the airport operator, is the developer. The first phase includes a business park, a 775-room hotel (Vivanta and Ginger), a concert arena and a village of shops and eateries.
A convention hall adds a pattern of use unlike an office. Staff arrive every weekday, but conventions draw big crowds for short spells. Those guests rely on hotels, taxis, caterers and event crews, which is the reason hotels are built beside such halls.
Reading It as a Devanahalli Buyer
The airport belt, Devanahalli included, has attracted buyers because of what is expected to come. Supply of plots and villas has outpaced workplaces nearby. A cluster of offices, hotels and a venue within the campus brings jobs closer to the homes.
Do not expect a quick jump. Rental demand will come from hotel and event workers, office staff and service businesses, with larger homes sought by managers and business owners. Only after the venues have opened and filled their diaries does any of it begin, which points to the 2030s.
Caution About Timelines and Prices
Construction in 2027 and completion in 2031 put the opening about five years out at the earliest. Mixed-use developments at this scale often finish late, and the hotels are still awaiting approvals.
Transport follows a similar pattern. The Blue Line of Namma Metro, linking KR Pura with the airport, is being built, and its opening target has changed several times. Someone who buys in 2026 could live in the home, or rent it out, for years before the convention hall and the metro line are running together.
Sellers near the airport use every announcement to justify a higher ask. On Ballari Road, a share of the anticipated growth is already priced in. Paying today for the entire future means accepting the delay risk with nothing in return.
Which Buyers Gain, and When
Those planning a home in North Bangalore, with a workplace at the airport, or at Hebbal or Yelahanka, will watch the area mature around them. The home does its job immediately, and the venues are a later extra.
Investors with an eight-to-ten-year horizon have a sensible case provided they pay today's value. Anyone needing to exit in under four years will see little from a 2031 project and would do better in areas whose offices are already occupied.
Checklist for Plots and Flats Near the Airport
A new project does not rewrite the paperwork of any individual plot or flat. Begin with these points.
- Time the actual drive to the gate of Airport City. Many layouts marketed as airport-adjacent are 15 to 25 km away.
- Look up the project on the Karnataka RERA portal.
- Ask for the layout approval from the planning authority covering the village, plus the land's conversion to residential use.
- Check whether the survey numbers appear in a KIADB land acquisition notification.
- Visit the site and see the water source, the power connection and the approach road as they stand.
- Gather prices of similar plots or flats in surrounding villages, which shows how much growth is already charged.
- Plan finances that still work if the convention hall and the metro open late.
A major developer and the airport operator's development subsidiary have taken this on in earnest, which strengthens the long-term case for the belt. It supports holding a carefully chosen home for longer. It does not support buying an unverified one in haste.
