Bagalur in North Bangalore: Homes, Jobs and Roads Near the Airport

Buyers who work near the airport, or who want a bigger flat than older northern suburbs offer, keep arriving at Bagalur. Its growth traces back to industrial land developed by KIADB, the state's industrial areas board. The sections below describe the map, the travel options, the large employers, the homes on sale and a checklist.
Who Will Like Bagalur
Staff of the two business parks, airport employees and people in firms that serve them get the shortest commutes. Households after more space for the money are also a good match, provided they accept a neighbourhood that is still taking shape. Those who fly often gain a quick run to the terminal.
Distance is the weak point. Whitefield and Koramangala are a long haul, and the older business districts are far away. Anyone employed there should price Bagalur against places nearer to the office.
Place and PIN Code
The locality belongs to Bengaluru Urban district and uses PIN code 562149. Hennur Road runs along the east, and Bellary Road (NH 44), the airport corridor, along the west. Yelahanka is the nearest established suburb, to the south-west, with the terminal a quick drive north-west.
Gummanahalli and Huvinayakanahalli are among the villages around it, and some stretches stay rural. New housing gathers close to the KIADB plots, in an area locals call the aerospace belt. It counts as part of North Bangalore, the zone with the quickest growth since flights began.
Getting In and Out
Two roads carry most traffic, supported by buses.
- Hennur-Bagalur Road goes south through Hennur and reaches Manyata Tech Park on the Outer Ring Road.
- Towards Yelahanka, a second road connects to Bellary Road and its expressway for the airport.
- BMTC buses cover several routes, including Bagalur Cross to the airport.
Some approaches are narrow, and portions of Hennur-Bagalur Road needed repair work. Construction of a metro line for the airport is under way along Bellary Road, and Bagalur Cross, west of the locality, is the proposed stop. Until it opens, residents use cars, bikes and company shuttles.
The Employer Cluster
KIADB reserved large plots beside the airport for three kinds of park: aerospace, hardware and IT. Those parks are the reason developers arrived, and several well-known firms now operate here.
- Shell established a technology centre in the area some years ago and was among the first big arrivals.
- Boeing's engineering and technology centre in India spreads over 43 acres, inside the Hi-Tech Defence and Aerospace Park. It was opened by Prime Minister Narendra Modi on 19 January 2024. Rs. 1,600 crore went into it, making it Boeing's biggest investment anywhere outside the United States.
- SAP Labs India began work in May 2023 on a 41-acre campus at Devanahalli, within the KIADB IT park, and opened it in August 2025. SAP says the campus is intended for up to 15,000 employees across its phases.
Engineers and managers on such campuses prefer to live close by. That keeps demand for rentals and purchases steady.
Homes in the Area
A share of the KIADB land was given to housing, and big developers raised townships there. Choices include studios, small 1 BHK flats and larger 3 or 4 BHK homes. Entry prices are below Hebbal, Yelahanka or Thanisandra, which is much of the attraction.
Finished and occupied communities include Godrej Ananda Phase 2 and Prestige Finsbury Park, as well as Brigade Eldorado, which spreads over 50 acres. Buyers who need a home soon can search for resale flats in them.
Handovers from 2027 are promised for Assetz Codename MIWA, MJR North Park and, separately, Provident Ecopolitan, all still being built. A newer launch, Assetz Codename Summit, is due from 2030.
Day-to-Day Life
Public services lag behind the new homes. Clubhouses, shops and sports courts inside the large townships handle many routine needs. For bigger schools, hospitals and malls people go to Hebbal, Yelahanka or Hennur Road.
Water needs a closer look. Most of the locality is outside the Cauvery pipe network of BWSSB, so buildings depend on tankers, borewells and treated water. The expense is added to the maintenance bill, so question every developer on this.
Six Checks for a Growing Locality
Because Bagalur is still developing, a few extra questions pay off.
- Find the Karnataka RERA registration on the portal and read the committed handover date.
- Look at how the developer has done on earlier projects.
- Ask where the water comes from and what residents pay for summer tankers.
- Drive the access road in rush hour to test the trip to work.
- Measure the distance to the school and hospital the family will use.
- Weigh the asking price against recent sales of resale flats in the finished townships.
Bagalur pairs a deep job market with airport access, at lower entry cost than the older suburbs. Its future depends on the parks filling with employers and on road and transit upgrades. A buyer who tests these points will know what is being paid for.
