Avillion Residences, Bidadi: What Plot Buyers Should Know in October 2026

Near Bidadi, close to the Mysuru highway on the western fringe of Bangalore, Avillion Residences offers 505 gated plots. RERA approval came in March 2026, and the land measures roughly 61.8 acres. The sections below cover who the layout suits, how to reach it, what the plots measure, the approvals, the full cost and the paperwork worth checking.
Is This Layout Right for You?
The smallest plot measures 1,800 square feet, which makes this land for a full independent house and not a compact starter home. Families planning a villa, people employed in the Bidadi factory belt and investors with patience are the natural buyers. Someone who wants to move in within two years is better off with a finished project.
The registered schedule starts in January 2026 and ends in January 2031. Workplaces across eastern and northern Bangalore are a long way off, so a trial drive on a weekday morning will tell you what the commute really feels like.
How to Reach the Site
The plots are in Chikkakuntanahalli village (pincode 562109), part of Bidadi Hobli, Ramanagara district, on survey numbers 17 through 26 and number 74. This is the Bangalore end of Bidadi, and water supply is the job of the Bairamangala gram panchayat. Four things shape the travel:
- The older Mysuru highway, which is the entry road
- The expressway to Mysuru, numbered NH 275, running since March 2023 and some five minutes off
- NICE Road, reached in 10 to 15 minutes, for trips to Electronic City or Tumkur Road
- Large factories nearby, including Toyota Kirloskar
Daily needs are met in Bidadi itself and further along Mysore Road, around Kumbalgodu and Kengeri. The closest metro stop is Challaghatta, where the Purple Line ends. Apart from buses on the highway there is hardly any public transport, so a car is a necessity.
Plot Mix and Land Use
The registration counts 504 residential plots plus a commercial site covering 0.8 acre. Six regular sizes exist, starting at 1,800 and topping out at 3,400 square feet, and a block of 176 odd-shaped plots averages 3,600. Here is the exact count for each size:
| Plot size | Area (square feet) | Number of plots |
|---|---|---|
| 30 by 60 ft | 1,800 | 45 |
| 35 by 60 ft | 2,100 | 66 |
| 40 by 60 ft | 2,400 | 64 |
| 40 by 65 ft | 2,600 | 30 |
| 40 by 70 ft | 2,800 | 114 |
| 40 by 85 ft | 3,400 | 9 |
Brochures speak of 64 acres and plots as large as 8,850 square feet. A size like that can only belong to the odd-shaped set, so measure any such plot on the sanctioned drawing. The registered land is a bit smaller than the advertised area.
Plots take about 55% of the area. The rest goes to three parks totalling about 7 acres, two civic amenity sites of around 3.3 acres and internal roads of about 17.6 acres. The developer plans more than 50 amenities, among them a pet park, cycling tracks, sports courts and an amphitheatre, with a private club named ASAI that has a resort and spa.
Approvals, Dates and Promoter
RERA registration number PRM/KA/RERA/1270/302/PR/070326/008512 was issued on 7 March 2026. Saankeshwar Nexus LLP (seven partners) is both promoter and sole landowner. BMICAPA, the area planning body for the Bengaluru-Mysuru corridor, sanctioned the layout on 8 January 2026.
Construction is registered to run from 1 January 2026 until 1 January 2031. On the day of registration no work had been completed. Streets, drainage, electricity, water connections, parks and the clubhouse all remain to be built, so a site visit shows raw land.
Avillion Infrastructures is credited with the design, and this is the first project the promoter has put on RERA in Karnataka. The declared development budget is Rs. 90 Crore or so, not counting the land. Quarterly progress reports are filed on the RERA site, and they are worth opening before every instalment.
What a Plot Really Costs
The rate depends on the size, the facing and the position, with corner plots and park views usually dearer. Ask for the present price list and the plots still unsold. A written quotation should name the plot number, give the per sq ft rate and list each additional fee.
Land attracts no GST. These costs come after the base price:
- Stamp duty, 5% for values over Rs. 45 Lakhs (5.6% once cess and surcharge are included)
- Registration fee, 2%
- Extra charges for corners or park-facing positions
- Club joining fee, a maintenance deposit and a lawyer's fee
For a plot priced at Rs. 1.5 Crore, purely as an example, duty plus registration is near Rs. 11.4 Lakhs, give or take. Banks lend a lower share against land than against flats and for fewer years. Use the EMI calculator to see a monthly figure, and keep construction as a separate budget.
Bidadi in Context
Bidadi grew as a factory town and is also known for resorts and a golf course. Once the expressway opened, the journey from Bangalore's western outskirts became shorter and developers started laying out plots along it. Hospitals and schools are still fewer than in the city.
A big township across several villages, Byramangala among them, is under planning by the state. The plan is still young, although land is being acquired in villages that have been notified. Make sure the survey numbers of any plot you like are not in that notified list.
Paperwork to Verify
For land, papers outweigh brochures. Go through these points before paying:
- Match number, promoter, plot count and end date with the official RERA entry
- Find your plot on the numbered, approved layout and note its dimensions
- Give the title papers, conversion order and encumbrance certificate to a lawyer
- Compare survey numbers with the villages notified for the township
- Ask which type of khata will be issued and who will issue it
- Get dates and fees in writing for the roads, electricity, water supply and club
- Transfer money only to the account named on the registration
- See whether two banks will finance the purchase
Buyers weighing alternatives on this route can browse land listings along Mysore Road as well. Request the approved layout plan and the unsold plot list from the developer.
