Zen and Sato by Assetz on Bagalur Main Road: A Buyer's Guide for October 2026

Assetz Property has a registered community called Assetz Zen and Sato in North Bangalore, past Yelahanka and towards the airport. It occupies seven acres along Bagalur Main Road and offers only large apartments. This guide goes through the layouts, the prices and extra charges, the surroundings, the registration details and the checks that belong before any booking.
Registration and Handover
Karnataka RERA granted registration number PRM/KA/RERA/1251/472/PR/080525/007728 in May 2025. Work on the towers is under way, with handover planned for 2030. The state portal holds the approved plan, the declared completion date and every quarterly progress report, and these are worth reading against anything said in a sales meeting.
Layouts and Layout of the Site
The 412 apartments are split among four towers that rise 14 floors each, on about seven acres. Close to three quarters of the land stays open and landscaped. Shorter towers also give a calmer feel between buildings than a high-rise cluster does.
Three plans are offered, each measured as total carpet area with balconies:
- The 4 BHK covers a total of 2,267 sq ft
- The second 3 BHK type covers 1,673 sq ft
- The first 3 BHK type covers 1,649 sq ft
Living-room balconies can reach 216 sq ft. Rooms are positioned with the sun's path in mind, so daylight reaches the main spaces through the day.
What Zen and Sato Costs
The 3 BHK opens at Rs. 2.92 Crore, while Rs. 3.80 Crore is the opening price of the 4 BHK. The exact amount varies with tower, floor and facing, and a quote for the specific unit shows how far the entry price moves.
For a home under construction, buyers normally add the following to the base price:
- GST charged on the construction value
- Registration at 2%, along with stamp duty of 5% and surcharges where the value exceeds Rs. 45 Lakhs
- Premiums for a higher floor or a better facing
- Parking, club membership, advance maintenance and the corpus
Payment plans and maintenance terms are still under finalisation with the developer, and we will pass them on once released. In the meantime a unit-wise cost sheet is the document to ask for.
Who Will Like It
With nothing smaller than a 3 BHK, the project is aimed at established families trading up for room. Low towers appeal to people who dislike tall buildings, and a 2030 handover suits anyone able to wait and pay in instalments while the structure rises.
The Surroundings
Bagalur Main Road between Sathanur and Bagalur runs through a residential belt that is still growing around Kempegowda International Airport and the KIADB Aerospace Park. For more on the area, see the Bagalur locality page.
These places are a short drive away:
- Yelahanka town, which has the markets, hospitals and schools
- Kempegowda International Airport
- Business parks on the airport side
- The metro link to the airport, still being built along Bellary Road
Schools, hospitals and organised shops around Bagalur are still developing, so many errands go through Yelahanka. The route towards Hebbal passes back through the same town, which makes a weekday morning drive to the office a good test before booking.
Amenities and Sustainability
Over thirty amenities are planned around a central clubhouse that has its own pavilion. The main ones are:
- A swimming pool with temperature control
- Padel, pickleball and tennis courts
- An outdoor gym and a place to jog
- Play space for children and a park for pets
- An amphitheatre, benches for senior citizens and a flea-market corner
A carbon-conscious design brings solar power, intelligent water management and an organic waste converter with a daily capacity of 800 kg. All of these are in the plan for the community.
The Builder
Assetz Property develops apartments and plotted layouts in several parts of Bangalore. In the north its launches include Hennur Road, Bagalur and Yelahanka. Walking through a finished Assetz project reveals how shared areas are completed and kept.
Before Paying a Booking Amount
At this budget, some points are best settled in writing. Consider these:
- Compare the registration number, tower count and completion date with the portal entry
- Get the unit's super built-up area, so the price per sq ft can be worked out
- Collect a unit-level cost sheet that lists GST, parking, club fee and corpus separately
- Ask about expected monthly maintenance across 412 households
- Try the drive to work at 9 am on a working day
Our team can share the units still available, the latest price sheet and the floor plans, and can arrange a site visit on request. A second look at the cost sheet before booking costs nothing.
