Twin Lake City by Assetz, Hennur Road: A Buyer's Guide for October 2026

Near Horamavu in North Bangalore, Assetz is putting up Assetz Codename Twin Lake City, a gated township across 21 acres. Six high-rise towers will hold 1,220 apartments, every one a 3 BHK or 4 BHK. Below are the location, the sizes and prices, the make-up of the final bill, RERA status and the verification steps worth completing before any payment.
Homes and Prices
The homes come in two types, each priced on built-up area. The rates are:
- The 3 BHK, covering 2,090 sq ft, begins at Rs. 2.47 Crore and goes up to Rs. 2.77 Crore
- The 4 BHK, at 2,844 sq ft, begins at Rs. 3.36 Crore
Divided by area, the 3 BHK works out between about Rs. 11,800 and Rs. 13,300 for each sq ft, while the 4 BHK is near Rs. 11,800. Inside the 3 BHK range, a gap of Rs. 30 Lakhs reflects tower, floor and the direction a home faces. The bigger type is roughly 750 sq ft larger.
Carpet areas and room-by-room plans are released on request. Asking for them for the exact unit allows a fairer comparison with other projects, since built-up numbers include walls and shared space.
What the Final Bill Contains
The base price is only part of the payment. A proper cost sheet for the unit should break out each of the following:
- The rate per sq ft, along with the area used for billing
- Tower, facing and floor-rise premiums
- How many parking bays the price includes
- Maintenance deposit and clubhouse membership
- GST, applicable when the purchase is made before completion
- Registration at 2%, plus stamp duty of 5% and surcharges once the value crosses Rs. 45 Lakhs
Payment plans and maintenance terms remain under finalisation with the developer, and we will pass them on once they are out. In the meantime the EMI calculator shows how a home loan would look against either price.
Who Will Find It a Good Fit
The township is aimed at families wanting big rooms and everyday shopping inside the gate. Since even the smallest home covers 2,090 sq ft, the project draws upgraders from compact flats rather than first-time buyers. Most of the range suits a budget between Rs. 2.5 Crore and Rs. 3.5 Crore.
Keys are planned from 2030, which suits buyers able to wait. Households that need to move soon, or that want a smaller community, have other options in the corridor.
Getting Around
The plot is on the K Channasandra stretch of Hennur Road, in the Huvinane area of Bengaluru 560113 (plus code 2MXH+4HV). For wider background, see the Hennur Road page.
The Hennur junction is where Hennur Road feeds into the Outer Ring Road. A westward turn reaches Hebbal and the Manyata Tech Park belt, and a southward one leads to KR Puram. Further north the same road runs on to Bagalur and the airport belt. A Blue Line metro section is being built along that ring road, and the planned stations span Hebbal to KR Puram.
Traffic here changes sharply by the hour, and a large township will add to it. Driving to work at peak time, and checking the nearest bus routes, hospitals and schools, tells more than a map does.
Clubhouse and Shopping
The clubhouse measures 70,000 sq ft, and the plan also marks out a retail plaza of 35,000 sq ft within the township. The facilities listed are:
- Courts for sport, with running and skating tracks
- A pool with temperature control, a gym, and wellness and yoga areas
- A children's play area and a pet park
- Rooms for remote work, a library, and an indoor games zone
- Landscaped lawns, an open-air amphitheatre and a party lawn
Because 1,220 households will share all this, it helps to ask about the number of pools and gyms, the lifts per tower and the amenities that open with the first handover. Answers to these decide how crowded the facilities feel.
RERA and Possession
In October 2026 the project's Karnataka RERA registration is still being processed. Once a number exists, the state portal will display it next to the sanctioned plan, the completion date and each quarterly progress report. Big projects tend to be registered in phases, which makes it essential that the number applies to the tower being booked.
Keys are due from 2030, and six towers rarely finish together. Each tower's own date therefore counts for more than the single year in the marketing.
The Developer
Assetz Property has built in Bangalore since 2006, delivering flats, villas and plotted layouts, many in the north and east. A visit to a finished Assetz community shows how fittings and shared spaces hold up once residents move in.
Verification Before Booking
At this price level, every step deserves care. Before handing over a token amount, go through these points:
- Hold back until a RERA number exists, then check that it names the right tower
- Ask for the price list by unit and the whole cost sheet, written down
- Get the carpet area and layout drawing of the particular home
- Study the plan of the entire site, showing every tower and the retail plaza
- Let a lawyer go through the title deeds, the EC and any joint development deal
- See that the agreement for sale carries possession dates for the tower and for the clubhouse
- Treat any early payment as refundable until registration is in hand
Buyers weighing the wider corridor can compare other other apartments on Hennur Road. Our team can share the current price list and say which towers are open to book.
