Assetz East Point, Bogenahalli: What a Resale Buyer Should Know (October 2026)

A flat in a community that is already built lets you see what you are paying for. Assetz East Point is one such address in East Bangalore, a finished development from Assetz Property in Bogenahalli. Families have been moving in since October 2016. What follows covers the layout, the old price list, the true cost of buying a resale and the documents worth reading before a token goes down.
Setting and Commute
Seven acres of raised ground make up the site, beside the Intel campus and the ORR, with Bellandur one way and Marathahalli the other. From the higher floors, the balconies face the tech corridor. Sarjapur Road is also a short ride away.
Large employers nearby include Prestige Tech Park, the Cessna Business Park campus at Kadubeesanahalli, Embassy Tech Village and the offices strung along Sarjapur Road. Rush-hour traffic on the ORR is slow, and certain Bellandur patches take on water in a heavy monsoon. Time the trip to your own office on a weekday morning and evening. The Marathahalli locality page describes the neighbourhood in more detail.
How the Campus Is Planned
About 425 homes are divided among ten apartment blocks that form a trio of towers around a landscaped garden. That is close to 60 homes per acre, light for this road. Duplexes and penthouses occupy the upper floors.
Home types, by built-up area:
- A 1 BHK is the smallest, around 780 sq ft
- The 2.5 BHK adds a study to its bedrooms and measures between 1,330 sq ft and 1,350 sq ft
- The 3 BHK, duplexes included, ranges between 1,680 sq ft and 2,450 sq ft
- Up on the 11th and 12th levels, the 4 BHK penthouses measure roughly 3,400 sq ft and go as high as 3,450 sq ft
Living rooms are floored in vitrified tiles, and the main bedroom has a wooden floor. Open kitchens have a granite platform and piped gas fed from one central point. Balconies are included with 3 BHK layouts and above.
Prices Then and Costs Now
Entry-level 1 BHKs went into the last published list at Rs. 48.28 Lakhs, with the biggest 4 BHK going as high as Rs. 2.30 Crore. A 2.5 BHK carried a listing of Rs. 82.32 Lakhs at one end and Rs. 83.56 Lakhs at the other. For a 3 BHK the list showed Rs. 1.03 Crore at the low end and Rs. 1.51 Crore at the high end, and 4 BHKs began at Rs. 2.10 Crore. The quoted rate per sq ft was Rs. 6,390.
These belong to the old selling-period list. Resale pricing now rests with each owner, shaped by the floor, the view, the facing, the condition and the parking slots. Set it against registered deals within the block before you negotiate.
With a finished flat that has its occupancy certificate, GST drops out of the picture. Other outgoings on a resale include:
- Karnataka stamp duty, charged by value slab (2%, 3%, 5%) with surcharges on top
- Registration, charged at 2% of the sale value
- Fees for khata transfer and a lawyer
- Transfer charges, if the association levies any
- Maintenance owed until the day of sale
- Painting, repairs or fittings
Club East
The amenities centre on a two-floor clubhouse called Club East. Residents use a horizon pool, a children's pool and a tenth-floor gym that overlooks the city. After nearly ten years of use, each facility shows its real condition.
For sport there are courts for tennis, squash and badminton, plus a half-court for basketball. The rest of the community adds a games room, a library, a children's play area, a jogging track and the central garden.
Who Fits and Who Should Look Elsewhere
Staff of the nearby tech parks save the most time here. Households that like to walk through the real flat, lifts and clubhouse will also value a lived-in community. Landlords may find tenants easily for the smaller homes.
A resale deal brings no launch pricing and no stage-wise payment plan. Most of the money is due at registration, and a bank loan can cover the rest. A flat used for about a decade may call for fresh fittings.
RERA and the Paper Trail
Since the first families moved in during October 2016, the community predates Karnataka's RERA rules of July 2017. Ask the seller whether the block was ever registered, then check the entry on the state RERA portal. For a built home the occupancy certificate, title and khata carry the weight.
Before paying, collect these papers:
- Occupancy certificate of the block
- A sanctioned plan that matches the flat as it stands today
- The seller's sale deed with the earlier title documents
- The seller's khata along with the latest tax receipt
- A current encumbrance certificate
- A no-dues clearance issued by the owners' association
Where the seller has a loan outstanding, write down how the bank will release the original documents. The sale deed is then registered and the khata moved to the buyer.
The Developer
Assetz Property has built apartments, villas and plots in Bangalore. It was one of the company's earlier finished projects along the ORR. With a decade of occupancy behind it, an active association and a competent facility manager count for as much as the construction.
A Visit Checklist
An older building needs a close look. Cover these points on site:
- Seepage marks, tired wooden floors and changes to the sanctioned layout
- Rainwater drainage in the campus, as described by residents
- Water pressure, backup power and lift performance
- What the association charges monthly, and how much it holds in reserve
- The asking price set beside what similar flats in the block fetched
- A lawyer's reading of the title and encumbrance certificate
To widen the search, look through apartments for sale in Marathahalli as well. Then total up every cost for the flat that suits.
