Arvind Sylva, Kodathi: 3 and 4 BHK Prices, RERA Details and Possession

Across the road from the Wipro campus in East Bangalore, Arvind Sylva is rising as a community of 374 three and four-bedroom apartments. The builder is Arvind Smartspaces, and the address is Kodathi Gate in Mullur, on the road joining Marathahalli with Sarjapur. This note walks through the numbers a buyer needs, from sizes and prices to registration and the steps to take before paying.
Is It the Right Fit?
The intended buyer is a family seeking three or four bedrooms near Sarjapur, comfortable with a five-year wait. All homes are that large, which makes the project a natural move for households outgrowing a compact flat. Workers at the Wipro campus opposite, and at the Outer Ring Road tech parks, gain the most.
A household that needs to move quickly, or whose jobs are across town, will do better elsewhere. So will a buyer who wants to tour a completed tower before paying, as finished projects exist along the same corridor.
Layout of the Project
Arvind Smartspaces, the property business of the Lalbhai Group, is the developer. Its plan covers 4.7 acres with four seventeen-storey towers, a total of 374 homes, built above a two-level basement and a stilt floor.
The plot is in Mullur village of Varthur Hobli, in Bengaluru East Taluk. The frontage, opposite the Wipro SEZ at Kodathi Gate, is on the section of Sarjapura Road that runs between Marathahalli and Sarjapur.
Distances From the Site
Quoted drive times begin at about 2 minutes for the Wipro campus at Kodathi. The railway station at Carmelaram is about 7 minutes off, with RGA Tech Park nearer at 6 and Apollo Hospital at 8. A drive to either Inventure Academy or Delhi Public School takes about 10 minutes, and getting onto the Outer Ring Road takes about a quarter of an hour.
Two metro lines may help in time. Namma Metro Phase 3A includes a Red Line for the Sarjapur corridor, with a station planned near the site, while the Blue Line is still being constructed beside the ring road. Treat both as later gains, since traffic at peak hours decides a commute on Sarjapura Road today.
Homes, Sizes and Starting Prices
There are four layouts, with these approximate sizes and starting prices:
- Rs. 2.05 Crore and up for the 3 BHK Classic, which has 1,525 sq ft
- Rs. 2.29 Crore and up for the 3 BHK Premium, at 1,700 sq ft
- Rs. 2.41 Crore and up for the 3 BHK Luxe, at 1,785 sq ft
- Rs. 3.00 Crore and up for the 4 BHK Luxe, at 2,225 sq ft
Saleable area across the four layouts spans roughly 1,525 to 2,225 sq ft. A square foot costs between Rs. 13,400 and Rs. 13,500 in each, so a larger home costs more mainly because of its extra area. On the unit plans, RERA carpet areas fall between about 1,004 and 1,386 sq ft. Compare that carpet figure across projects, because it measures the space within the walls.
What the Bill Really Includes
On a home still being built, the starting price is only part of the spend. The following are added:
- Premiums for the floor and the facing, which vary by unit
- A car parking charge, clubhouse fee and maintenance deposit
- 5% GST, payable while the home is still being built
- stamp duty at 5% plus surcharges, as the home costs more than Rs. 45 Lakhs
- A 2% registration fee
Over 12% can be added to the base price by taxes and fees combined. A cost sheet that itemises every charge for the exact unit, given in writing, shows the real total.
Green Space and Facilities
Over 70% of the land stays open, with planting of more than 1,000 plant varieties. Over 40 facilities are planned, centred on a clubhouse that exceeds 15,000 sq ft. Swimming, gym work and a jogging and skating track cover fitness, and courts with an indoor games room cover sport.
Children get a play area and creche. Adults can use an amphitheatre, a yoga lawn, a multipurpose hall, an outdoor workspace and gardens.
Registration, Launch and Handover
The project was registered by Karnataka RERA in July 2026, and sales opened that month. The registration number is PRM/KA/RERA/1251/446/PR/090726/008800. A September 2026 announcement from Arvind Smartspaces put bookings above Rs. 500 Crore in 30 days, roughly 60% of the project's value. The plan is to hand over from August 2031.
The portal also shows the completion date declared by the promoter. Outright purchase of the land in 2026 by the company keeps ownership simpler than a joint development would.
The Builder
Arvind Smartspaces arrived in Bangalore in 2012. At Hebbal, Arvind Sporcia is complete, as is Arvind Skylands at Jakkur. Arvind Forest Trails, again on Sarjapura Road, is under way, as is Arvind Skycrest near Gottigere. Seeing a finished tower shows how its finishes and upkeep age.
Before You Book
With a handover as late as 2031, a few checks help:
- Compare the RERA number, number of towers and completion date with the portal
- Request the unit plan showing carpet, balcony and saleable areas
- Obtain a complete cost sheet and a milestone-linked payment schedule, both in writing
- Find the possession date in the draft agreement, and the compensation due if it is missed
- Find out which amenities arrive with the first tower and which come later
- Drive to work at the morning and evening peaks
