Arvind Skycrest, Gottigere: Prices, RERA Dates and Launch-Week Checks
Over half of the inventory at Arvind Skycrest was reserved within seven days of its launch, which makes the project a useful case study for any buyer. The community is still being built, at Gottigere in South Bangalore. What follows covers the numbers, layouts and costs, plus the due diligence that counts most after a quick launch.
The Buyer It Fits
The natural audience is made up of people employed between BTM Layout and Electronic City who can spend about Rs. 130 to 250 Lakhs. The 2.5 BHK is the interesting layout for a work-from-home couple, because its extra small room can become a study or a child's room. Since keys are due only in 2031, the project suits someone who can wait.
Reading the Launch Figures
Arvind Smartspaces reported in its 20 May 2026 results that 164 homes were booked during the first week, for Rs. 262 Crore. That is 53% of the inventory. The project was launched in March 2026.
Fast sales prove demand for the area and the price. They do not prove that a given home suits a given family. Launch week is also the moment when buyers tend to skim their paperwork.
Reserving early gives the widest range of floors and facings, frequently priced below later phases. The cost is a wait of about five years. Waiting longer lets a buyer watch the towers rise, though the price will usually be higher.

On 4.1 acres stand five towers, 17 floors apiece, containing 333 homes. The details are:

Layouts and What They Cost
Each layout is quoted as a band, and the floor and facing decide where in the band a unit falls. Expressed in Lakhs, the bands are these:
- 2 BHK of 1,130 sq ft: 131 Lakhs at the low end, 144 Lakhs at the top
- 2.5 BHK of 1,410 sq ft: 170 to 177 Lakhs
- 3 BHK of 1,539 sq ft: 179 to 196 Lakhs
- 4 BHK of 1,884 sq ft: 238 to 245 Lakhs
At the bottom of each band, one square foot costs near Rs. 11,600 for 2 BHK and 3 BHK buyers, near Rs. 12,100 for the 2.5 BHK and near Rs. 12,600 for the 4 BHK. Four bedrooms in 1,884 sq ft will feel tight, so study the room dimensions on the plan.
The bill grows beyond the base price. GST of 5% applies while the home is being built, stamp duty above Rs. 45 Lakhs is 5% plus surcharges, and registration is 2%. Parking, floor-rise, clubhouse and upkeep charges vary with the unit, so ask for a written cost sheet.
Getting Around from Gottigere
Residential Gottigere forms the lower end of Bannerghatta Road, past Hulimavu and next to Bannerghatta National Park. Bound for the centre? That road leads through JP Nagar and BTM Layout. Electronic City is to the east.
A raised section of the Pink Line follows the road and ends at Kalena Agrahara, not far from Gottigere. As of October 2026, passenger service awaits a final safety inspection. Rush hour is slow here, so drive to work at your normal time before booking.
What Is Planned for Residents
The clubhouse is the centre of the amenity plan, with facilities indoors and out. Planned features are:
- Swimming, a gym and a spa-equipped health club
- Yoga deck and jogging track
- Sports courts and indoor games
- A children's play area with a creche
- Small cinema room, plus a hall for functions
- Landscaped gardens running between the towers
RERA Details
The state regulator issued number PRM/KA/RERA/1251/310/PR/230326/008543 for the project on 23 March 2026. Arvind Smart Homes Private Limited is the promoter named, the registration spans 333 homes in five towers, and completion is fixed for 31 March 2031. The RERA portal also carries the quarterly progress updates.
Before Paying Anything
These steps apply whether a project sells out in a week or a year:
- Compare the tower count, the RERA number and the completion date with the portal
- Make sure each payment is routed to the project's own RERA account
- Request the carpet area of the unit and confirm that the agreement quotes the same figure
- Get the facing premium, floor-rise charge and payment schedule in writing
- Read what the draft agreement says about compensation for delay
- Walk through a finished project by Arvind Smartspaces to judge finish and upkeep
