Artemis address

Address Makers markets gated plots to the west of Bangalore, in the taluk of Nelamangala, as Artemis Address. A buyer should settle four questions before paying a token: where the land is, which phase a plot is in, what the final bill comes to and which papers must be seen.

Finding the Land

Mantanakurchi village, south of Nelamangala town, is the setting, reached from the road that links Sondekoppa with Nelamangala. The postal details are Kasaba Hobli, Bengaluru Rural, pincode 562162. A few advertisements place the project in the north near the airport, yet its true position is along Tumkur Road, well away from the airport corridor.

Two national highways cross at Nelamangala: NH 48, which is Tumkur Road, and NH 75 towards Hassan and Mangalore. Commuters bound for town follow Tumkur Road through Peenya and Yeshwanthpur. Those heading for Mysore Road or the south can join NICE Road, which starts from the same highway. Since everyday travel depends on these roads, drive the route at rush hour before deciding.

Who Should Consider It

The natural buyer has a budget of Rs. 65 Lakhs to Rs. 90 Lakhs, prefers the western edge and wants to build at some later date. Plots of 30 by 40 ft suit a small standalone house and cost less to enter than layouts closer in. Investors who are happy to hold land for years are the second group.

Families wanting a home soon, or working in the east or south of Bangalore, should think twice. Bare land yields no rent until it is built on, and funds for that building work must be kept ready.

Where Each Phase Stands

Karnataka RERA has the layout on record as two phases that together contain 546 plots. Before anything else, ask the sales team which phase applies, since progress and paperwork are not the same.

Phase One

The older and larger part has 401 plots, spread over 90,951 sq m (roughly 22.5 acres). Its registration number, PRM/KA/RERA/1250/307/PR/271023/006363, was issued on 27 October 2023, following layout approval from the Nelamangala Planning Authority dated 8 June 2023. Work on plots, roads, water, sewage, drains and power was complete by December 2025, in step with the date recorded for 31 December. The layout has since received its final release order.

Plots take about 54% of the land and roads roughly 31%. The rest is given to two civic amenity sites and ten parks or open spaces.

Phase Two

The newer part covers 40,215 sq m, about 9.9 acres, and carries 145 plots. Its registration, PRM/KA/RERA/1250/307/PR/210525/007764, dates from 21 May 2025, and the plan was cleared on 13 February 2025 for survey numbers 162/1 and 178/4. Roads and plot formation are well along, with power and planting still to come. Completion is due on the last day of 2027, 31 December.

Both phases are promoted by Indiabuild Real Estates Pvt Ltd, working with Mythreyi, and Address Makers is the trading name. That is the company to approach when a document looks unclear.

Plot Sizes and the Price Bands

The smaller plot, 30 by 40 ft or 1,200 sq ft, is priced from Rs. 65-70 Lakhs, near Rs. 5,400 a sq ft at the low figure. The bigger plot, 30 by 50 ft or 1,500 sq ft, starts at Rs. 80-86 Lakhs, near Rs. 5,300 a sq ft.

Position decides where in a band a plot falls, and corners, park views and wide roads cost more. Phase one counts 246 plots in the smaller size, 50 in the larger and 105 of irregular shape. Phase two leans bigger: 70 larger plots, a few measuring 30 by 60 ft, and 56 irregular ones.

The Bill Behind the Price

The plot price is merely the first payment, so request a written cost sheet. Budget for these extras:

  • Stamp duty of 5%, which becomes 5.6% once cess and surcharge are added
  • A 2% registration fee
  • Extra for a corner, a park-facing side or a wide road
  • Maintenance dues, plus a clubhouse or infrastructure fee if one applies
  • Moving the khata to your name and connecting utilities
  • The house itself, from design to construction

Lenders fund approved and registered plots, frequently asking that building begins within a fixed time. The EMI calculator gives the monthly payment for a chosen loan.

What to Verify

What a plot is worth depends on its paperwork, which differs by phase. Cover these points before booking:

  • Confirm on the RERA portal that the plot's phase and number agree
  • Get the sanctioned layout plan, and in phase one the release order covering your plot
  • Show the conversion order and title deeds to a lawyer
  • Take out a fresh encumbrance certificate and the individual plot's khata
  • Measure the plot against the agreement's dimensions
  • In phase two, pay by development stage and read the finish date in the agreement
  • Go and see the roads, drains, water pipes and street lights around the plot

Ask us for today's price list and for the plots that remain unsold in either phase. More layouts from the same builder are on the Address Makers page.
