Plots at Jangamakote Cross by ARATT Developers: Summer and Sage Buyer's Guide (October 2026)

Mallenahalli village, close to Jangamakote Cross, is where ARATT Developers is selling plots under the Summer and Sage banner of its Aratt Escapes layout. Buyers here need clarity on three things: what the land is, what has been registered and what the paperwork must show. The sections below take them in turn.
Where the Land Really Lies
The village belongs to Sidlaghatta Taluk, part of Chikkaballapura district, on the eastern side of Devanahalli town. Sales pitches often say Devanahalli, yet the district boundary of Bangalore stops short of the site. The international airport is on the opposite side of Devanahalli.
The belt around Devanahalli owes its demand to the airport and the industrial and aerospace parks that surround it. Schools, hospitals and large stores are mostly in the belt's towns, a fair way from the layout. Take the road to the airport, then to the closest town, before trusting any brochure map.
Is It the Right Plot for You?
A buyer who wants to build a home or a weekend retreat a few years down the line, and prefers Bangalore's airport corridor, fits well. Most plots measure 60 by 40 feet, enough for a stand-alone villa and a garden. The other group is investors who can leave money in land while the layout develops.
A household that needs to move soon, or that must reach the city office every day, will struggle here. Land pays no rent, so money must be set aside for building as well as buying.
The Project in Brief
March 2026 saw the launch, with a master plan of 22 acres, roughly 300 plots and a resort of two acres planned in the developer's Ayatana line. Karnataka RERA lists two phases for now, filed as Aratt-Escapes, and between them they hold 124 plots across roughly 11.9 acres.
- Promoter on record: Aratt City Towers LLP, trading as ARATT Developers
- Postal address: Jangamakote Hobli, pincode 562102
- First phase: 95 plots, land of 38,545 sq m, survey numbers 20/1 to 20/4
- Second phase: 29 plots, land of 9,712 sq m, survey number 21/1
- Layout sanctioned by the Chikkaballapur Urban Development Authority
Plot Sizes on Offer
Phase one includes 56 plots measuring 12 x 18 m (roughly 2,325 sq ft) and 8 measuring 12 x 14 m (roughly 1,808 sq ft), plus 31 of irregular shape. Phase two has 16 plots at 9 x 18 m, near 1,744 sq ft, and 13 others that are irregular, one of them commercial.
Saleable plots take about 51% of the first phase, and roads about 34%. The remainder is a civic amenity site and three parks. Launch material mentions internal roads, 40 ft wide and 60 ft wide, buried services, sewage treatment and a clubhouse.
With nearly a third of first-phase plots irregular in shape, insist on exact dimensions and buildable area for the one you choose. The resort sets this layout apart from others nearby, so ask which phase it falls in, when it opens and what owners must pay to use it.
Budgeting Beyond the Land Price
Ask for the live price list, with per-sq-ft rates for each plot size, and for a written cost sheet. Several charges come on top of the land, so allow for each of these:
- Stamp duty of 5%, which rises to 5.6% after cess and surcharge
- Registration fee of 2%
- Higher rates for corner, park-facing or wide-road plots
- Maintenance dues, plus any resort or clubhouse fee
- Transfer of khata and water or power connections
- House design and building costs
The biggest plot is nearly twice a typical site of 30 by 40 feet, so even a moderate rate means a large cheque. The EMI calculator converts a loan amount into a monthly instalment.
Registration Details and Dates
The first phase holds registration PRM/KA/RERA/1254/465/PR/111225/008331, issued on 11 December 2025. Its layout had been cleared by the local authority for urban development on 8 August 2025. Work is scheduled from 1 October 2025 until 31 March 2028, and the site now shows plot formation, roads and power supply under way.
The second phase holds PRM/KA/RERA/1251/309/PR/290626/008767, issued on 29 June 2026, following plan approval on 18 March 2026. It is due to finish on 20 April 2028. An unregistered part of the master plan may not be sold until it is registered as well.
Search the portal under the registered name to confirm both entries. Check that the number on your booking papers belongs to the phase of your plot.
About the Builder
ARATT Developers builds mostly apartments in Bangalore, among them the Alchemy series and the Ayatana homes. This layout is its venture into plots on the airport side. A visit to a handed-over apartment complex of the company shows how well it finishes and maintains shared areas.
A Checklist Before You Pay
A layout still under development stands or falls on documents and site progress. Cover these points:
- Tally your plot's phase and survey number with the portal entry
- Collect the sanctioned layout showing plot number, size and road width
- Ask a lawyer to go through the conversion order for the land and the chain of title
- Pull a recent encumbrance certificate
- Look in the draft agreement for delay interest, refund terms and the handover date
- Have the resort, clubhouse and internal roads named there as well
- Tie every instalment to a construction stage and see the site first
Ask too which plots remain unsold in each phase. More layouts near the airport are gathered under plots for sale in Devanahalli.
