Buyers weighing a tall new tower in East Bangalore may be shown Alembic Cloud Forest, which Alembic Real Estate is building at Kadugodi, in Whitefield. Homes are sold from inside Alembic City, a wider township being developed by the group beside Hope Farm Junction. The pages below cover the location, price points, extra costs, the regulator's record and the questions to ask before any money changes hands.

Location and Getting Around

The site is towards the eastern end of the Whitefield belt, not far from ITPL. Few parts of Bangalore have grown into such a large mix of jobs and housing, and schools, hospitals and malls are already around. Our Whitefield locality page describes the area in more detail.

The terminus of Namma Metro's Purple Line is the Whitefield (Kadugodi) station, which has trains running towards KR Puram, MG Road and the centre. The railway station at Whitefield takes both suburban and long-distance trains, and Marathahalli leads on to the Outer Ring Road. A township this large makes it wise to drive the approach to the gate around evening peak.

What the Township Offers

Alembic City is laid out over roughly 90 acres, with houses, offices and shops in the master plan. The earlier residential phase, Alembic Urban Forest, is built and has had residents since 2018. A visit there tells a buyer a lot about workmanship and upkeep.

The company behind it, Alembic Real Estate, is part of the Alembic group, a name many people link with pharmaceuticals. Shreno Limited, another group company, appears as the promoter on the registration. The project's postal address is 229A, 5th Main Road, in Maithri Layout at Kadugodi, Whitefield, Bangalore 560066.

Three Towers, Six Floor Plans

There are three towers in Cloud Forest, each rising 34 floors. They hold 2, 3, 3.5 and 4 BHK homes, sized from 1,337 sq ft built-up for the entry 2 BHK to 2,670 sq ft for the 4 BHK.

The entry 2 BHK opens the range at Rs. 2.07 Crore, with a larger 2 BHK of 1,418 sq ft opening at Rs. 2.19 Crore. Among the 3 BHK plans, 1,763 sq ft starts from Rs. 2.73 Crore and 1,915 sq ft from Rs. 2.96 Crore. The 3.5 BHK covers 2,100 sq ft and starts at Rs. 3.25 Crore, while the 4 BHK is priced upwards of Rs. 4.13 Crore.

Across plans the rate works out to about Rs. 15,500 a sq ft. The 3.5 BHK has a spare half room that adapts to a study or a child's room, while the 4 BHK suits a bigger household. Level and facing shift the price within a 34-floor tower, which is why unit-wise quotes are the ones to compare.

Adding Up the Real Outlay

A flat under construction costs more than the base rate suggests, and at this price band the additions can be heavy. Insist on a written cost sheet for the specific unit before booking, covering the following.

  • How the base price is calculated, and on which area
  • Extra charges for a higher floor or a better facing
  • How many parking bays come with the flat
  • Clubhouse membership and a maintenance deposit
  • GST of 5% on a home still being built
  • Stamp duty of 5% with surcharges, and registration of 2%
  • Instalment dates linked to construction

The EMI calculator turns the final figure into a monthly instalment once the cost sheet is in hand. It also shows how much cash is needed up front besides the loan.

Amenities Listed

Leisure features include a swimming pool, a gym, a health club and a yoga deck. Outside, it lists a jogging and cycling track, courts for sport, landscaped gardens, an open-air amphitheatre and a park for pets. A creche and play corner serve children, and there are an indoor games room and a party hall.

Shops and services in the wider township would cut down on errands. Ask which amenities are meant for Cloud Forest residents only, which serve the whole township and which will be ready at the first handover.

Registration and Handover Timeline

The registration number is PRM/KA/RERA/1251/446/PR/250625/007869, and Karnataka RERA granted it on 25 June 2025. Completion is recorded for 31 October 2029, and the developer expects handovers to begin in December 2029. The Karnataka RERA portal shows the promoter, the number and each quarterly progress report.

Urban Forest is registered separately, so the agreement must quote the Cloud Forest number. Go through the completion date and the delay clause of the draft sale agreement line by line.

Suitability

This project targets Whitefield households that prefer a new tower inside a planned district over an isolated building. Planned offices and shops mean some daily trips stay short. Couples moving into a first big home, and families needing a study or space for parents, each have a layout to choose.

It assumes a budget over Rs. 2 Crore and patience until late 2029. A buyer who wants to move sooner, or to pay less, has more options among finished projects in Whitefield.

Pre-Booking Questions

Paperwork for an expensive, unfinished home deserves care. Cover these points.

  1. Verify the registration number, promoter and completion date with the regulator
  2. Check the size of the land and the count of homes in the Cloud Forest entry
  3. Get the carpet area of the chosen unit in writing, not only built-up area
  4. Ask for pricing by unit and a complete cost sheet
  5. Have a lawyer read the title papers and a recent encumbrance certificate
  6. Study what the draft agreement says about delay penalties and refunds
  7. Walk through the finished Urban Forest phase

Ahead of a site visit, the team can send the price list, the units still open in every tower and the newest construction update. Seeing the site with the cost sheet in hand makes the comparison easier.
