Households looking for a three-bedroom home near Sarjapura Road will meet Adarsh Welkin Park Apartments, a Choodasandra launch from Adarsh Developers. The regulator lists it as the second phase of the Welkin Park township, and the cheapest plan costs Rs. 153 Lakhs. This guide covers prices by plan, the extra costs, approvals, surroundings and a checklist for the site visit.

Per sq ft, the cost ranges from about Rs. 11,200 on the cheapest plan to about Rs. 13,300 on the dearest. Two plans have identical areas yet differ in price, so the choice of grade deserves attention. Who Will Like It
The project is aimed at families who have outgrown a compact flat, and at people with jobs in HSR Layout, Electronic City or on Sarjapur Road. They should be happy to wait until December 2028 for the keys. A buyer wanting a small, low-rise cluster may find eight towers of 25 floors too big.
The Basics
The apartment phase is one part of a township spread over 51 acres, which also has villas and shops. Eight towers rise 25 floors each. The address is Rayasandra Main Road, Choodasandra, with pin code 560099, and finishes come in three grades from Smart up to Ultra Premium.
Costs Beyond the Band
The quoted band is not the final bill. GST of 5% applies while the home is under construction, and stamp duty in Karnataka is 5% with surcharges once a home costs over Rs. 45 Lakhs, and the registration fee is 2%.
Higher floors and better views carry their own premiums in a tall tower. Parking, club membership and a maintenance deposit are charged separately. Payments are tied to construction milestones, so confirm that the loan can be released in step, and try the EMI calculator on the plan you like.
RERA Record and Handover
The state regulator registered the phase on 8 July 2025 under the number PRM/KA/RERA/1251/308/PR/080725/007900. The promoter, Akarshak Realty Private Limited, holds land in Gattahalli Village, Anekal Taluk. The proposed completion date on the record is 31 March 2030, and anyone can open it on the Karnataka RERA site.
The developer plans to hand over from December 2028, well before that. Still, the clause in the sale agreement is what counts legally, so read it alongside the penalty terms for delay.
Roads and Metro
The site is close to a cluster of main roads: Hosur Road, Hosa Road and Sarjapura Road. These lead to the job hubs of Electronic City and HSR Layout, and to the offices along Sarjapura Road. The Sarjapura Road locality page has more on the area.
Namma Metro's Yellow Line serves Hosur Road, and its Electronic City and Hosa Road stations are a short drive away. Peak-hour jams are common here, so a weekday trial run to the office is more useful than a map.
Shared Facilities
One large clubhouse serves the whole township, with a gym, an indoor games room and pools. Landscaped gardens carry a jogging track. Residents also get sports courts, a play area for children, a health centre, an amphitheatre and a party hall, and shops are planned inside.
Villa and apartment residents use the same facilities. Check which ones will be ready when keys are handed over, and how the upkeep bill is divided.
